Q What is the process from reservation to missives?
- Step 1: As soon as your new home is reserved, it will be taken off the market for 14 days, by which time missives should be concluded.
- Step 2: Following reservation, contact your solicitor to have missives concluded. Your solicitor will guide you through the process. If you have not yet instructed a solicitor, ask for written confirmation of all fees (including VAT) before doing so.
- Step 3: Within approximately seven days of you reserving your new home, we will invite you to a post-reservation meeting, during which we will talk you through the Home Owner’s pack and the schedule of events. This is a good opportunity to ask any questions that may have occurred since reservation.
- Step 4: We ask for missives to be signed and a deposit paid within 14 days of reservation.
- The reservation fee and deposit will be deducted from the fixed price of your home at
- legal settlement.
- Step 5: Following conclusion of missives, your Sales Consultant will invite you back to make your choices regarding kitchens, bathrooms and optional extras. As these are subject to construction stage, we strongly recommend the visit be carried out within 7 days of missives being signed. Give your choices careful consideration, as only one visit is scheduled within the build programme.
- Step 6: During the build stage, you will be given opportunities to visit your new home. Further information on your Site Visits will be outlined at your post-reservation meeting.
Q What happens if I cannot manage to meet these deadlines?
Whilst we aim to keep within these deadlines, if there is any problem in doing so, please talk to us, as we may be able to help. Be assured that we will not put your home back on the market without first trying to find solutions for you.
