Concept

The initiative aims to allow purchasers to move in now under an 18 month lease, with a right to purchase on agreed terms at any time during the lease.

Developments

A limited number of properties will be available on each development. Strathclyde Homes and its joint venture partners reserve the right to alter the number of properties available without notice.

Rentals/Savings

The selected properties would be contracted on a lease period of 18 months. The rent for individual properties will be available from the on-site sales executive. At the end of the 18 months rental period or at any time up to that period if the purchaser/tenant opts to complete the sale then a figure equal to 50% of the 18 month rental sum will be given as a cashback to the purchaser/tenant.

Terms & Conditions

Purchaser would enter into a missive to purchase in 18 months time with an option to complete earlier at their choice or to terminate at no further cost at the end of 18 months. Purchase price would be fixed at start of lease. The Rent to Buy incentive may not be used in conjunction with any other incentive being offered by Strathclyde Homes or its joint venture partners. The properties would be leased unfurnished and the purchaser/tenant would be responsible for any telephone, broadband or TV connections required and for council tax and energy bills.

No pets will be permitted within the properties during the lease period. No decoration of the property will be allowed during the lease period.

A deposit equal to one months rent would be payable at the start of the lease and refunded at the end of the lease period if all lease obligations were meet. See lease for full details.

If the purchaser/tenant opts not to purchase, then at the end of the lease none of the rental paid will be returned.

The properties will have flooring throughout, curtains/blinds and light fittings. Appliances supplied will include: oven, hob, hood, washer/drier (apartments), washing machine (houses), fridge/freezer.

It is a condition that the purchaser/tenant meets with an appointed mortgage broker to ensure they are aware of the likely mortgage costs in the event that they proceed with the full purchase.
